As traditional commuter towns become busier and more expensive, their benefits diminish and the so-called commuter belt expands outwards.
Simultaneously, the rise of hybrid working to account for 45% of managers and professionals is reducing the necessity of a short, repeatable commute. Even a 60-90-minute commute can feel manageable when it only takes place two or three days a week.

Beyond price, commuter towns further away from the capital offer a significantly higher quality of life. A 2025 report from Savills highlighted the improved lifestyle of further flung commuter towns, with more green space, better schools and lower crime rates than those closer to London.

According to PropertyAnalytics, the financial impact of a longer commute is undeniable. In 2025, they assessed the average house price savings against commute time, revealing reductions of up to £6,206 per minute of commute.
In practice, that means more house for your money. £550k in London could secure you a 1-2 bed flat, while the same investment in Luton could secure you a spacious detached home.
