Top market trends in 2025

While economic turbulence has led to a challenging few years for the UK property market, 2025 sees us enter a more optimistic period—one where affordability begins to bounce back and people are going beyond a house that’s fit-for-purpose to find a place they’ll fall in love with.

Property price trends

According to Zoopla’s July 2025 House Price Index, buyer demand is unexpectedly high across the UK. However, even this heightened demand isn’t leading to surging house prices—in fact, Zoopla reduced its 2025 house price growth forecast from +2% to +1%.

One explanation for this lack of growth is the sheer volume of supply. Zoopla’s data reveals that 12% more properties were on sale in July 2025 than the previous year. This goes hand-in-hand with heightened demand: while some demand comes from first-time-buyers, a great deal comes from people who are upsizing, downsizing or relocating, in turn creating additional supply as they sell their existing homes.

What does this mean for homebuyers? That now is a fantastic time to consider a new purchase, while growth remains low and there’s more space to negotiate on purchase price. Housing market predictions

Taking a longer-term view, experts expect property price growth to steadily increase. Savills, specialists in real estate across the UK, predict property values to increase 23.4% by 2029. In this sense, taking advantage of low growth now means a sound investment over the next five years.

Data from Rightmove also suggests a resurgence in London, larger cities, and key commuter belts. Over the past five years, London’s housing market has grown at a significantly lower rate than the national average—just 12% compared to 21%. Now, as companies continue to encourage a return to the office, well-connected locations are set to experience heightened demand.

Property feature trends in 2025

Tech company Samsung conduct a regular survey of UK homebuyers to understand property trends around smart home functionality. According to their latest report, 79% of people looking to move home in the next five years want a smart home—and they’re willing to pay a 7.7% premium to do so. Significantly, the demographics associated with smart homes are changing. Samsung’s data shows that the number of over 65s looking for a smart home is increasing, perhaps reflecting an improved understanding of the added security a smart home can offer.

Outdoor space remains a focus

Finally, demand for outdoor space remains continually high. Market Financial Solutions maintains a UK Homebuyer Wishlist, identifying the key features that potential purchasers are looking for.

Potentially driven by the pandemic and the shift to remote working on a larger scale, a ‘garden and/or outdoor space’ has been a top three factor since 2021, consistently outperforming features like square footage and whether the property is detached. This sits alongside other key recurring factors including:

  • The quality and finish of the property

  • Broadband and mobile connectivity

  • Proximity of public spaces and parks

The 2025 report supports the idea of biophilic design with increased searches for glass walls and skylights—but also reveals the increasingly multifunctional way we’re using our homes.

With increased searches for craft room (up 69%) and understairs storage (up 43%), people are looking to drive more functionality from their homes.  Style remains important, but not at the cost of substance.

At the same time, interior design experts highlight the aesthetic trends that continue to inform how people decorate their homes. These include introducing wood for a cosier feel, combining modern luxury with vintage elements, and contrasting clean architectural lines with curves through furniture and décor.
